IREN Says Microsoft Request Delays $4 Billion Revenue Target to January

IREN Says Microsoft Request Delays $4 Billion Revenue Target to January
IREN told investors Thursday that more than $4 billion in contracted annualized revenue slips from 2026 to January, possibly February, after Microsoft asked for network changes at a Texas site. The company says the money is contracted and funded, but it still has $6 billion of its planned $15 billion in spending dependent on market conditions. CoreWeave reports Tuesday and Nebius next Thursday, both after steep drops.

IREN's shares are down 55% over the past month, including 26% since Tuesday's midterm elections. On Thursday, Nov. 5, the company gave the first official explanation for one reason investors have been jumpy: more than $4 billion in contracted annualized recurring revenue (ARR) will not arrive by year-end.

IREN's earnings release blamed "a customer-requested change and supplier timing." On the call, co-CEO Daniel Roberts named the customer: Microsoft.

"They made a request to reconfigure and upgrade some of the network infrastructure and the purpose of that was really to enable the 200 megawatts of capacity to service these latest-generation frontier models," Roberts said.

What moved and what didn't

The target is now January 31, with a possible extension to the end of February, according to IREN. Revenue then ramps in the months after each data center is delivered, subject to commissioning, testing and customer acceptance.

The $4 billion figure is a run rate, not 2026 sales. IREN calculates ARR by multiplying hourly prices for contracted, commissioned GPUs by a full year of hours, then adding storage and related revenue. IREN itself cautions that recognized revenue may be materially lower than ARR.

IREN has a $9.7 billion, five-year contract with Microsoft, and some of that capacity is already working. Horizon 1 entered service during the quarter. Horizons 2 through 4 are in late-stage construction. Roberts said operating annualized revenue doubled to $1 billion.

The company has not said exactly when the delayed revenue starts to be recognized. It said only that January is the earliest, with payment possibly extending into February.

The quarter itself

The results for the quarter ended Sept. 30 were better than the delay suggests.

  • Revenue rose 66% from the prior quarter to $228 million, ahead of the $221 million average analyst estimate compiled by LSEG.
  • AI Cloud revenue hit $200 million, up 182% sequentially. That was $135 million from services and $65 million from leases. The prior quarter had no lease revenue.
  • Bitcoin mining revenue fell to $28 million from $67 million in the June quarter and $233 million a year earlier. IREN mined 402 BTC, down from 2,039 BTC a year ago.
  • Net loss narrowed to $263 million from $684 million. Adjusted EBITDA rose to $66 million from $19 million.
  • Revenue backlog grew 22% to $20.3 billion, with about two-thirds tied to investment-grade counterparties. That backlog is subject to delivery and availability requirements. It is not earned revenue.

IREN also said compute prices keep rising, and that it expanded an existing contract with a leading frontier AI lab. It lists Nvidia, Microsoft and 13 other customers.

The funding question

IREN says the $4 billion target is fully contracted and funded. Its definition of "funded" covers remaining data-center and GPU spending for the 0.3-gigawatt program behind that target. It includes committed facilities and contracted customer prepayments that have not yet been received. It does not mean every dollar is sitting in cash, and it remains subject to financing conditions.

The wider spending plan is less settled. IREN expects about $15 billion in capital expenditures for the rest of fiscal 2027. About $9 billion is cash and committed financing. The other $6 billion is "target" financing that the company says is "subject to market conditions."

Roberts acknowledged the shift in how investors are judging the sector. "Capital markets have become more selective in the last few weeks, and the questions have undoubtedly moved from how big the contract is to whether it can be delivered, financed, and run at a profit," he said.

He also argued the selloff does not match what he sees from customers. "There is a disconnect between what we're seeing in public market and what we're seeing at the customer level," Roberts told CNBC.

That is the company's account. The customer-side evidence so far is one delay tied to one customer's network redesign, plus the backlog growth IREN reports.

The market backdrop

IREN closed Thursday at $18.03, down 16.95%, in a broad selloff of AI infrastructure names. The earnings came after the close, and the shares rose in extended trading. The Nasdaq had its worst day since April 2025.

IREN's results were not the cause of Thursday's session drop, since they came out afterward. The delay and the slide are separate data points that now sit next to each other.

Sector peers have taken similar hits. CoreWeave is down 60% over the past month and is scheduled to report earnings Tuesday. Nebius is down 48% and reports next Thursday.

Roberts's own framing of the question, whether capacity can be delivered, financed and run at a profit, is what those two reports will be measured against. IREN's January 31 date, and the February extension it has already flagged, is the next hard checkpoint for its own Microsoft capacity.
